When a real estate agent evaluates a home or condo there is the original selling price and those of the same kind in the same area. There are refinements and additions to the property, the condition of the appliances (central a/c, heating efficiency 85% or better), of septic system, condition of schools, taxes, town debt, condition of town sewage system (some towns are ready to die for lack of funds to fix it), convenience of entering the home if physically diaadvantaged, termites or carpenter ants inspection, presence of black mold (look close) home inspection info, recent liens, mortgages or bank loans on the property. How much is my home worth is not so important as the things just mentioned. How is busing handled? How far to the nearest ER. Are the people freindly? What about your church requirements. What has been the trend in tax hikes. What are your job commuting expenses? What recreation is nearby for you to take the little ones? Are child improvement classes like dance, music, ty quan do, gymnastic classes available and for how much? Is there a bowling alley close or shopping close? This should all enter into a buyers or sellers market. How is the crime rate in the area. Do the police patrol regularly? Are you so near a major highway or RR you cant sleep well at night? Does someone sign out the school children at days end? Any heavy jets flying over? Is the house in a flood zone? If on a slab are any pipes leaking in the slab? If the oil tank is sunken in the ground does it leak? How clean is the oil? Check for skylights that leak and a leaky roof. Check for dry rot at the eves. How much masonry work is needed? JIM
